BacktoBack Scheme
The straight forward way to buy
If you see one of our properties which you wish to reserve but are unable to do so because you have yet to sell your own, ask one of our Sales Advisers if you can be considered for our very special BacktoBack Scheme.
BacktoBack is very similar to Part Exchange in all respects apart from the fact that we do not actually buy your house
We will arrange for two or, in some cases, three Estate Agents to value your house and once we have received their reports,
we will discuss with you, a realistic price at which to market
your house
Once we have agreed valuations, we will start the marketing process, keeping very close contact with our chosen Agents with a view to having a purchaser for your house within 4 weeks. You will not need to liaise with the chosen Estate Agents as we will do all of that for you. During this time, we would expect you to allow viewings of your existing house, which will be arranged through the Estate Agents
In the meantime we would expect you to have instructed your solicitor and have started arranging a mortgage, should you require one. You will also reserve in the normal way but initially you will pay only 50% of our normal reservation fee
Larkfleet Homes in return, will reserve the home you wish to purchase, exclusively in your name for you for 4 weeks whilst we find a purchaser for your existing property
When a purchaser is found for your existing property, you need to pay the balance of the reservation fee and instruct your legal and financial advisers to begin the process in earnest. We will give you a further 4 weeks to exchange contracts
On completion of the purchase of your new home from Larkfleet Homes and the completion of the sale of your existing property we will pay the Estate Agents fees for you

TERMS AND CONDITIONS
Larkfleet reserves the right to decline to offer the above scheme at their discretion. This scheme applies to selected plots only. Estate Agents fees will only be paid on the basis that the purchaser completes the purchase of a Larkfleet Homes property.
